02 — What We Do
We invest project-level equity alongside experienced sponsors in transactions where meaningful sponsor capital has already been committed. Our equity strategy is focused on opportunities where capital can be deployed to unlock value through development, repositioning, or operational improvement, with a clear pathway to monetization or long-term performance.
We design capital stacks that integrate sponsor equity, institutional capital, and appropriately structured financing, ensuring alignment, durability, and execution throughout the lifecycle of the project.
We provide or arrange structured credit facilities designed to support projects that fall outside conventional bank lending parameters, including development-stage, transitional, and asset repositioning opportunities. Our capital is deployed with a private equity mindset—focused not only on pricing, but on structure, alignment, and execution certainty. Each transaction is evaluated holistically, incorporating sponsor strength, asset quality, capital stack integrity, and a defined path to value creation.
Facilities are structured to accommodate the practical realities of commercial development, including timing, entitlement, and capital sequencing. Interest rates are structured to be competitive with, and in many cases below, those offered by traditional commercial banks for comparable transactions, while providing materially greater flexibility in underwriting, structuring, and closing. Our objective is not simply to lend, but to structure capital in a manner that enhances project viability and maximizes risk-adjusted outcomes.
